7 Signs Your Drywall Needs Professional Repair

From nail pops to water stains to cracks that won't stay filled, here's how to know when it's time to call a pro instead of reaching for the spackle.

Drywall damage doesn't always announce itself with a dramatic hole in the wall. Most of the time, it starts small: a hairline crack above a doorway, a soft spot near the bathroom, or a bubble in the paint. Here are seven signs it's time to call a professional instead of reaching for the spackle.

1. Cracks That Keep Coming Back

Hairline cracks along seams, above door frames, or in corners are common in homes that experience settling, which is most homes in the Greenville, SC area within the first few years. A single crack that you fill and it stays fixed? No big deal. But if the same crack reopens every few months, the underlying tape joint has failed and needs to be properly re-taped and finished.

What we do: Cut out the failed tape, re-tape the joint with paper tape and proper mud coats, then texture-match and paint so the repair is invisible.

2. Nail Pops

Those small circles that appear on walls and ceilings, often looking like a bump or a crescent-shaped crack, are nail pops. They happen when the framing lumber dries and shrinks, pushing the original nails outward. It's extremely common in new construction in South Carolina, where humidity cycles cause wood to move.

What we do: Drive a drywall screw next to the popped nail, set the nail back, then coat, sand, and paint. Simple fix, but it needs to be done right or it'll pop again.

3. Water Stains or Bubbling Paint

A brown or yellowish stain on drywall means water has gotten in. Bubbling or peeling paint over drywall signals the same thing. This is urgent because water-damaged drywall loses its structural integrity and can grow mold behind the surface within 48 hours.

Important: Fix the source of the water first, whether it is a roof leak, plumbing issue, or condensation. Then call us to cut out the damaged section, replace the drywall, and finish it to match the surrounding wall.

4. Holes and Impact Damage

Doorknob holes, furniture dings, and accidental damage are the most visible drywall problems. Small holes under 4 inches can be patched with a California patch or mesh patch. Larger damage often requires cutting out the section and replacing it with a new piece of drywall, properly taped and finished.

Why DIY often fails: The patch itself isn't hard. Getting it to blend seamlessly, matching the texture, feathering the mud, and painting so there's no visible edge, is where most homeowners struggle. That's the skill part.

5. Sagging or Warped Ceilings

If your ceiling drywall is sagging, bulging, or showing visible seams that weren't there before, the drywall has likely separated from the framing. This can be caused by moisture, inadequate fastening during the original installation, or attic insulation that's too heavy for the drywall thickness.

What we do: Re-secure the drywall with screws, repair any damaged sections, and refinish. Ceiling work is one of the most difficult drywall jobs to do well because it's overhead, awkward, and texture-matching on ceilings is tricky.

6. Visible Seams and Tape Lines

If you can see the seams where drywall sheets meet, or tape lines are visible through the paint, the original finishing was either rushed or done at too low a level. In South Carolina's climate, humidity fluctuations can also cause poorly finished joints to telegraph through paint over time.

What we do: Skim-coat the affected areas to bring them up to a Level 4 or Level 5 finish, then repaint. For walls under harsh lighting, like a long hallway with recessed lights, Level 5 finishing is the only way to get a perfectly smooth surface.

7. Mold or Musty Smell Near Walls

If you smell something musty near a wall or see dark spots at the base of drywall, especially in bathrooms, laundry rooms, or basements, mold may be growing on the paper face or inside the wall cavity. Drywall is essentially paper and gypsum, and paper is food for mold when moisture is present.

What we do: Remove all affected drywall, treat the framing, install new moisture-resistant drywall, and finish to match. If the area is larger than 10 square feet, a mold remediation specialist should assess it first.

When to DIY vs. When to Call a Pro

Here's the honest breakdown:

  • DIY-friendly: Small nail holes, single nail pops, and tiny cosmetic dings under 2 inches
  • Call a pro: Anything involving tape joints, water damage, texture matching, ceiling work, or repairs larger than a fist

The difference between a good drywall repair and a bad one is almost entirely about finishing skill: mudding, sanding, texturing, and painting so the repair disappears. That takes practice and the right tools.
